Louisiana Law Does Not Require to Tell Buyers about Asbestos, Mold

A rule created by the Louisiana State Board of Home Inspectors Standards and Practice does not require home inspectors to report on asbestos, mold or even toxic drywall.

Residents of Louisiana are disturbed and shocked that the state would not make these reports mandatory. One local home inspector is also upset, and says it is time to address the issues. He asked WDSU-TV to keep his identity anonymous, afraid he may lose his license for speaking out.

“Why are these three safety hazards omitted?  It doesn’t make any sense to me at all.  I think it’s immoral, I think it’s unethical and I think it needs to be questioned to the board,” he said.

The local home inspector says sometimes real estate agents tell him to “sugarcoat” his report so they can close the sale.

“If you’re blowing deals for real estate agents, they will not recommend you,” he said.

How to Ensure Your Home is Safe

As a home buyer, it is up to you to screen your home inspector. Ask a lot of questions, ask for references and credentials. If you are concerned about asbestos and mold that home inspectors do not usually address, you should hire a specialist or an expert in those areas to examine your property.

[Tip of the Week: If you live in a home that was constructed before 1990, you could be living with asbestos. Due to its wide application in building materials, asbestos may appear in many locations, especially in homes built decades ago.]
